Relocating to a new area can be a potentially overwhelming experience. This is doubly so for military members, who unlike their civilian counterparts, often move on short notice and have little or no say as to where they go. I served 12 years in military intelligence, and am familiar with the stress this can create. Many people prefer to live off post/base. Purchasing a home in the Northern Virginia area for the duration of your tour can be a rewarding experience if you bear several things in mind. It is especially important for the military member to purchase a home in the right area and for the right price. Although CONUS tours are becoming longer, you will still probably not be in your home as long as the average person before you sell. This means you need to pay closer attention to resale market value and seller costs, since you'll be a seller in a few years. Purchasing a home at a good price, and in a desirable location will go a long way in ensuring that you can sell quickly and do not lose money when you rotate to your next assignment.
The VA loan amount in Northern Virginia caps at $203,000. This program is one of the best loan programs available, especially if you have no financial reserves for a down payment. However, if you have used your VA loan benefits before, you may be better off using one of the new conventional loan programs. 95%, 97%, even 100% loan to value ratio conventional loan programs now exist that can get you into a new home with little to no money down while avoiding the higher VA funding fee for non-first time users.
In addition, if you purchase through us while on active duty, we will reduce our listing agent commission by one third when you sell upon transfer. This can potentially save you thousands of dollars, and hopefully, make the benefits of home ownership more accessible to service members.
